Submit your highest & best offer from the beginning and do not always rely on a counter. Most of our clients will counter the top 4 highest offers in a multiple offer situation. Please explain to your clients that these sales are "AS IS." Do not expect repairs to be done.

Please note that if your client is submitting offers on multiple properties, but is only purchasing one, avoid my listings.

  1. All offers with this client must be submitted with a pre-approval from a direct lender, 1% minimum earnest money deposit, and purchase agreement before the offer can be submitted to the seller. No exceptions.
  2. Pre-approval letter must state the buyer’s credit, income, assets, and employment has to be verified. The bank usually wants to see that your pre-approval is updated and that the lender has done their due diligence.
  3. For CASH offers, verification of funds must be received by the listing agent before the offer can be submitted to the seller. No exceptions.
  4. You will receive an acknowledgement that your offer was received within 24 hours. If you don’t receive an acknowledgement, please send an email to Tyler@TylerSells.net
  5. The banks' response time varies from bank to bank. Most banks will respond to your offer in 48 hours to 3 days. If the property has multiple offers, the response time could be even longer.
  6. Most negotiations are done verbally between the listing agent and the buyer’s agent. Upon verbal acceptance, the listing agent will provide the bank's standard addendums to the buyer’s agent and the buyers for signatures via Docusign. These addendums must be signed and received by the listing agent within 24 hours.

Please complete the form below so we can better assist you in getting your offer submitted to the bank. Please note that the information should match the information on the Residential Purchase Agreement. At the bottom of the form, you will need to attach the following:

  1. Pre-Approval from Direct Lender or All Cash Offer (proof of funds)
  2. Completed Real Estate Purchase Agreement
  3. Copy of deposit check (1% minimum)

If the Pre-Approval is not attached, we will hold your offer until pre-approval is received from either you or your lender.

Buyer Agent Information

  Your offer will not be submitted to the bank until all required support documentation is provided (actual offer, pre-approval from direct lender, copy of Earnest Money Deposit, and if buyer is a Trust/LLC/Corporation, a copy of the Articles of Incorporation or POA) and must be attached or faxed. If your client's offer is accepted, the required bank addendums and any required changes to the offer, will be sent to you and/or your client either via Docusign.com for electronic signature. The reason we ask for your clients email is to email the bank addendums to them via Docusign. Please note that we do not make any contact with your client(s) or solicit them in any way. By submitting your offer, you give permission to The Smith Team to send these documents to your client. Your client(s) will be advised to consult with you prior to signing the documents that require initialing and/or signatures. If you prefer to meet with your client yourself, and not use the free Docusign service we provide, please indicate in the email. Note that the bank will need the required signed documents within 24 hours from when documents are sent to you and/or your client.
